Trescott Road & Tudbury Road, Northfield, Birmingham
The Trescott Road and Tudbury Road development represents a successful example of how early technical input can unlock development opportunities and create value from challenging sites. Delivered for Midland Heart, the scheme provides ten affordable homes comprising a mix of dormer bungalows and family housing on a prominent corner site within Northfield, Birmingham.
KLO Development Services played a pivotal role from the earliest stages of the project, prior to the acquisition of the site from Birmingham City Council. During the tender process, our technical appraisal identified a number of opportunities that challenged the conventional assumptions surrounding the site’s development constraints. Through a detailed review of the site’s topography, drainage requirements and infrastructure constraints, we developed alternative engineering solutions that significantly improved the viability and deliverability of the proposed scheme.
In particular, KLO Development Services proposed revised site level strategies and alternative drainage solutions that reduced abnormal development costs, improved buildability and increased the overall efficiency of the site layout. These proposals enabled a more commercially attractive and technically robust development solution to be presented as part of the land bid submission. The resulting scheme demonstrated a clear understanding of the site’s challenges together with practical, deliverable solutions to overcome them, contributing significantly to the successful acquisition of the site.
Following the land purchase, KLO Development Services continued to support the project through the design development and construction phases. Working closely with TR Partnership Homes, TR Civil Engineering Central and Southern and the wider consultant team, we helped ensure that the original development vision was translated into a practical and compliant construction solution.
Our involvement included the review and coordination of technical information, value engineering exercises, design development and regulatory compliance. By maintaining a focus on buildability and cost certainty throughout the project lifecycle, we assisted the delivery team in overcoming site constraints while preserving the quality and character of the proposed development.
